Project Description

The Commercial Center in Azusa is home to dozens of businesses. A portion of this is owned by MC Strass Edgewood Center LLC, who in turn provides adequate shelter and space for Boost Mobile and future tenants. MC Strass takes the responsibility of continuously maintaining the building in its entirety, including the roof.

Stone Roofing performed a routine Preventative Maintenance job for this building in November of 2019. The work included is extensive, however to summarize, foremen inspected the entire roof field in great detail, cleaning and resealing as needed. This includes inspecting for cracks, deterioration, and punctures in locations such as base flashings, corners, pipe penetrations, edge metal, coping, curbs, platforms, drains, and more. This particular job required sealing many areas of damage in the field, as well as sealing all penetrations and rooftop equipment.

Fall – If you have trees nearby that are taller than your building, be sure to keep up with removing fallen leaves throughout the season. You definitely don’t want those to remain over the winter as they’ll soak up moisture and put added strain on the commercial roofing. Be sure to inspect the drains as well to make sure they haven’t been clogged by debris.

Winter – Cold temperatures are hard on commercial roofing, particularly if you have existing problems. Be sure to take care of any membrane splits or separations, as well as any other defects before winter snow and cold makes them worse to the point of major leaking. Have the membrane inspected, because if it is reaching the end of its lifespan or has multiple patches, the winter conditions aren’t going to be kind to it. Consider applying roof coating protection, which may need to be done before the temperatures get too low to use the product

Spring – As you do at home, think of spring as the time for spring cleaning at your business. It is a period for getting your property in top condition by eliminating what has happened during the winter. Look for areas of a flat roof where the membrane has become damaged. Clean off debris that will interfere with the drainage of spring rains.

• Ensure that extension ladders are properly set up with a 4:1 ratio. Every four (4’) feet the ladder goes up, it needs to be one (1’) foot from the wall. Also ensure that the ladder extends three (3”) feet past the roof line, and is secured at the top to prevent any displacement.
• Where employees are working near an unprotected edge which does not have a parapet wall of at least twenty-four (24”) inches, ensure that the workers are using proper fall protection. Fall protection can be any of the following methods, or combination of guard rails, warning line system, safety monitor, fall restraint, or personal fall arrest system (PFAS).
